Our office has implemented a strict screening process to ensure that we can establish if the applicant can meet the responsibilities of the Residential Tenancy Agreement.
Property Inspections

Our maintenance system ensures that problems are resolved quickly, with minimal disruption to the tenant, by qualified tradespeople and at a reasonable price.
A predetermined maintenance limit enables us to make certain that your property is presented and maintained in the best possible manner.
If you have a tradesperson preference, we would be happy to instruct them to carry out repairs on your properties. Prior to us doing so, we will obtain copies of their relevant licences and appropriate insurance details to ensure that your liability is protected.

Payments and Statements
To help maximise your rental return, we ensure payments are forwarded to you on the last working day of every month.
In addition if you would prefer a mid monthly payment, we would be only too happy to accommodate you.
We will deposit all income collected less our fees and charges and any payments we have made on your behalf, into a nominated bank account.
We will then forward a monthly statement to you detailing the income collected and payments made in the month.
Our office can also attend to the payment of council and water rates, strata levies and landlord protection insurance from received rental monies, on your behalf as part of our service to you.
If we have made a payment on your behalf, a copy of the invoice will be attached to the statement for taxation purposes.
Rental Reviews
We want our investments working for you.
Our investment Managers will constantly monitor the rental market and review the rental prior to the expiration or renewal of each tenancy agreement.
In doing this we take into account the vacancy factor of similar properties in the area, the general condition of the property, and the length of the tenancy.
We want to ensure that you achieve the highest possible return on your investment.
Our staff will contact you on these occasions to present the options available and make a recommendation that we consider best for you and your properties.

We have developed some value-added services. One of these is Ray White Insurance Services. Using Ray White Real Estate’s huge volume of business throughout the national market, we have been able to negotiate some very good insurance packages.
We, as your investment managers will be able to provide you with the necessary details to make contact with a representative of our Insurance Division.

Depreciators are a Quantity Surveying Company specialising in Tax Depreciation Schedules. Depreciation on the average investment property can amount to thousands of dollars per year in tax deductions. It is therefore, surprising that over 80% of investors do not claim depreciation.
We are able to refer your details to our Depreciator if you instruct us to do so, and they will accordingly advise you on the feasibility of such a schedule for your properties.
